Real Estate Law
Our office handles all aspects of real estate matters including both the purchase and sales of both commercial and residential properties.  This includes, but is not limited to,   drafting and negotiating Purchase and Sale Agreements, research of titles, creation of trusts, regulatory issues and flood insurance requirements.

We work with a number of local and national lenders and can assist our clients, both commercial and residential, in regards to any aspects of the financing process.  We are also agents for First American Title Insurance and underwrite insurance for many of our real estate transactions.  We work closely with First American to analyze and potential title issues that may arise during the title search process.

Our office has handled a number of real estate transactions for Cape Cod Healthcare, Inc. as well as Island Commuter Corp who owns properties both in Falmouth and on Martha’s Vineyard.

Wills and Estates
We find that many of our clients who come to our office for representation on other matters also inquire about having Wills drafted.  In addition to drafting Wills for clients we also typically draft Powers of Attorney and Health Care Proxies and further review whether they have a Homestead in place for their primary residence.

Our office also probates both Formal and Informal Estates  in Barnstable and Plymouth Counties as well as probating Ancillary Estates for situations where the owner of the property was a resident of a state other than Massachusetts but whom owned real property in Massachusetts.

 

Business Law
We have worked for many years establishing business entities for our clients such as C Corporations and Limited Liability Companies and Limited Liability Partnerships.  We also work with a number of accountants who can assist our clients in deciding what type of entity may be best for them.  We have further represented clients in both the sale and purchase of companies whether it is an asset based purchase or a stock purchase.  Our representation does not typically cease when the transaction takes place as we are often called upon for advice on many matters by our corporate clients in the subsequent operation of their respective businesses.

In addition to corporate matters our office has also represented our clients in the restaurant related businesses before the Board of Selectmen in regards to applications for Alcohol Licenses both for restaurants and package stores.  Our representation of clients is not limited to the local licensing authority but also includes hearings before the Alcoholic Beverage Control Commission in Boston.


Criminal Law
Attorney Sanidas has represented clients in felony and misdemeanor cases in both the District and Superior Courts of the Commonwealth of Massachusetts as well as in Federal Court.  As a former assistant district attorney in Barnstable County, he has tried many cases before both juries and Judges as both a prosecutor and defense attorney which has given him a wide range of experience to best represent his clients.
